    "We started looking for a house here in the Bay Area in November of 2008. For the first several months, we've tried about three different agents, but none of them ever panned out. We initially used ziprealty, then moved on to independent realtors. When we were using ZipRealty it really seemed like they just wanted a quick sale. The agent would take us to places she didn't even know the location of. At times, we were asked to program our GPS so that she could follow us to the property. The other agents either did not offer a rebate or charged a monthly fee for having them work for us. Colm worked with us starting in March or April 2009, and we didn't receive our keys until December 24. I can just imagine how painful those monthly fees would have been. Being fairly PC literate, we preferred to do the searches on our own. Of course, any additional property was always welcomed just in case we did not spot it. Colm never went way above our price range or suggested properties we obviously weren't interested in, like previous agents. We never had to wait to long to get our offers in a property. It was always a competition with new listings on who would get their offers in first and we usually were one of the first. I remember Colm putting our offer in with some sellers while he was travelling in Peru. I don't know of too many realtors who would take the time to do that. He was even able to draft an offer up and submit within 2-3 hours for us for a new listing that we were really interested in. Colm was on the ball with the sellers whenever we made an offer. He would always send us a courtesy copy when he communicated with the sellers, so that we are up to date. I liked the fact that I didn't have to play hardball with some sellers since Colm would do it for me, as I read via email. Working with Colm, we never once felt pressured to settle for a property. On several occasions, he would even suggest that we let a property go as opposed to being yanked around by some sellers trying to get a higher offer. Like the previous revious have stated, he really is not about the quick sale and quick commission. He's about buyer satisfaction. Colm was with us every step of the way with the house-buying process. During the inspection, he made sure to be there and asked all the questions that we weren't even thinking about at the time. He would ask the inspector how much certain work would cost so that he could request a deduction in our final price. Having a background in law helped a lot in keeping a property that was trying to back out of the sale. With a couple of carefully worded emails, Colm was able to bring the sellers back to the table. Colm was able to help us close on our property even though he was trying to close on his own property. After almost a month post-closing, Colm would still call to see if we needed anything. He continues to recommend handymen, contractors, or floorers that we could use at a reasonable rate in case we need some work done. I would recommend Colm to anyone looking for a home. He is hard-working, honest, a great negotiator, and really looks out for the buyers. It will be a buyer's loss not to use Colm in their quest to find a home."

Unlike other brokers, he usually accompanied to open houses and/or screened a few properties during brokers' tours. On the few occasions where he couldn't accompany me, he offered me the use of his car, as I did not have my own wheels. He even worked at 2 AM (because of the time difference) during his vacations just to get the offer(s) in on time. The seller at the house I finally closed, who also happened to be the listing agent, had rave reviews about Colm during the entire process, as he made the process smooth for both sides and was very professional and thorough throughout. The best part of working with Colm is his patience, knowledge, and client service throughout the process and well after the close. I am in the process of renovating, and he's helped me through that process as well, making introductions and assisting in negotiations (did I mention he's also an attorney? Bonus!). He's a trusted advisor, and even talked me out of things when he felt that it wasn't right for my personality and/or not good for potential resale. It was a 4-5 month process (actually 8 months, if you count the time that I was looking remotely as I was still overseas) and a number of failed offers because of the crazy multiple-offers market of the Bay Area. Colm was not only my agent, but my psychiatrist as he tried to keep me upbeat each time an offer wasn't accepted...and a friend. He even checked in on me my first night in a big, old home by myself and even offered to come pick me up in the middle of the night and crash in their guest room, if I didn't want to somehow stay alone. How many brokers do you know that would genuinely care for your best interest and go that extra mile?"

What really makes him stand out is that he gives a rebate without sacrificing his level of service. We received a rebate of $7450 when we closed - it's a pretty hefty sum and very useful in furnishing our new home. Before meeting Colm, we tried other bigger rebate realty companies like ZipRealty and Redfin. But we weren't very satisfied with their service. We got a lot of pressure from ZipRealty to make high offers and close quickly. And all Redfin would do is meet us at the listed homes. They wouldn't drive us on the tours and didn't offer much in the way of advice at all. Colm is in a class of his own - a full-service broker with a rebate. He made us listings of properties he thought might be right for us and encouraged us to leave comments on them to help him better tune his sense of what we're looking for. When we found listings on our own, he reviewed them and offered his expert advice on them, pointing out both good and bad. On our tours, we also offered his advice about potential pitfalls and possibilities for improvements to boost the value of the home. We went on a lot of tours both during the weekdays and weekends, but never felt any pressure to buy. We'd been looking for a while before meeting Colm and were getting tired of the hunt. Soon after meeting Colm, we were ready to "settle" for a condo we saw. But Colm actually encouraged us to keep looking for a few days before we jump into such a large decision. We later decided that the condo would need more work than we were willing to put up with. He's more concerned about finding us a home that fits us than closing the deal and moving on. When we did make offers, he evaluated the property and our feelings about it to suggest reasonable offer amounts. He never made us feel like it wasn't worth our time to make a low offer. When we found our home, we wanted to ensure closing before Thanksgiving. Colm kept track of everything and stayed on top of it all to ensure a smooth, on-time closing within three weeks. Even after closing, he continues to demonstrate his commitment to his clients. During closing, I selected a home warranty company. Colm suggested one, but I went with mine because of reviews that were slightly better. It turned out that my choice doesn't start the policy for a month. That's pretty significant when moving into a new home since the whole point was to cover any potential problems that might arise. Colm's out there fighting on our behalf to get the waiting period waived or get a refund so we can sign up with another warranty company. I'm sure there are a bunch of realtors out there that provide excellent service. And there are a bunch that provide commission rebates. But I think we've been really lucky in finding Colm and getting both."
